How have your investments in BRXS properties performed in the last quarter of 2022?
This quarter we are paying out more than €10,000 in rental income with an average rental return of 5.25% across our portfolio of properties. For our first two properties, we are conducting an independent appraisal this month and we will update the performance once this information is available.

Cash reserves in the fourth quarter increased due to unused maintenance budget and also some money set aside to pay the municipal lease charges and city taxes.

From this month (January 2023), the indexation will be applied to the rent and it will go up by 2.3%.

There was no maintenance in the fourth quarter.
The HoA (Home owner Association) has increased the advance for heating the common areas from €85 to €124.6 per month. This advance is paid directly by us, but charged to the tenants. This settlement with tenants has not yet happened and therefore the cash reserves have been drawn on for the payment. This settlement normally happens in the next month and will then be added back to cash reserves.

There was no maintenance in the fourth quarter.
This property was known in the past for nuisance in the neighbourhood. At the beginning of last year, the property was completely renovated and new tenants were attracted. Therefore, we wanted to start with a clean slate and we sent a letter to local residents. We received a lot of positive feedback and no more problems were reported. There are also some local residents who have invested.
